Q. Why is Property Optimizer free?
A. Quartile provides these services to clients at no charge for two main
reasons:
We have been in the business of assisting clients to successfully invest
in property for over 50 years and take a long term view of our business
by investing time and resources in building long term relationships with
clients. It is simply, in our view, good business practice.
Quartile's business commenced in 1953 as the D.F Johnson Group founded
by brothers Don & Fred Johnson. Managing Director, Brett Johnson joined
the family business in 1982. D.F Johnson included businesses involved in
property investment planning, property market research, property
publications, property management and funds management. The company was acquired by
Mercantile Mutual (now ING Bank) in February 1990, whereupon Brett
Johnson was appointed CEO of the merged funds management businesses. In
July 1992 Fred & Brett Johnson formed Quartile as a specialist property
investment, research and publishing business.
Quartile maintains
affiliations with accountants, financial institutions and property
organisations throughout Australia, is a member of the Real Estate
Institute and subscribes to that organisations code of ethics,
with emphasis on
integrity and professionalism.
The second reason is, by
taking our duty of care to property investors to the "nth degree", a very
high proportion of people to whom we supply services such as Property
Optimizer come to rely on us for ongoing assistance with market strategies,
property selection and all the finer points of property investment. When our
clients acquire property with our assistance, as a licensed real estate
corporation, we earn real estate commissions paid by the vendor of those
properties, much like the mortgage industry in dealing with banks. And we
are very selective about the properties (and the people behind them) we
recommend. We are not property developers and do not have a barrow to push.
It creates a win-win situation and is the main reason we rarely advertise or
promote our services with most of our revenue coming from repeat and
referral business.

professional, long term relationship between us.

Q. What happens next?
A. Once you have completed your Property Optimizer the information will be
analysed by a Quartile specialist who will not only treat your details with
strict confidence but will also share valuable market information with you,
inevitably ask more questions and finally propose strategies to apply in
today's property markets.
Whether or not you think you should or are capable of investing in property,
the Property Optimizer process will help clarify your position. Having put
ourselves in your shoes, if doing nothing is the sensible option for you,
then that is exactly what we will recommend.
If a strategy to pursue further property investment is the conclusion, your
Quartile consultant will make recommendations on markets and specific
properties to suit your property strategy.
Quartile considers two primary methods of evaluating property. The first is
macro market conditions...the big picture. We will only recommend properties
in markets that our research indicates will experience growth in the short,
medium and long term. Quartile gathers property market data from various
government and private sources, and then uses this information (and many
years of active experience) to identify growth areas and market
opportunities throughout Australia.
The second is at micro level. That is, once we have established a particular
market is entering or experiencing the growth phase of the cycle, a property
within that market must pass a 25 point evaluation procedure ranging from
rental market studies to financial analysis, background checks and many
others.
Once your property investment is in place
and doing its job, Quartile offers a range of ongoing services including
online property value monitoring, regular market reports & research, weekly
property news, periodic reviews and consultation. All these services are
also complimentary.
