| Breaking a Tenancy
Agreement |
Breaking a Tenancy
Agreement can be costly. We can assist
tenants who find it necessary to break their Tenancy Agreement,
however you should be aware of the following:
|

If you break
your Tenancy Agreement, you are responsible for and must pay rent until the
property is re-let or the expiration of the Tenancy Agreement whichever
occurs first;
-
You are also
responsible for the re-letting and advertising costs incurred by
our company in locating a replacement tenant.
|
Cars should be
parked in your designated parking space only and not on lawns, common property
nor in the Visitor Parking.
|
The Premises
Condition Report should be signed and returned to our office within
seven (7) days from the commencement of your lease. If you do
not complete and return the condition report, any dispute will rely
on the evidence of the report completed by us and held in our
office.
|
It is very
important that you notify us immediately of any changes to your
employment and business or home phone number.
|
If you wish to
vacate the premises at the end of your fixed term, you are required
to give 14 days' notice in writing.
Should you wish to vacate the premises and your
Tenancy Agreement has already
expired, you are required to give 21 days' notice in writing.
Should you need to break your Tenancy Agreement (vacate prior to the fixed lease
term ending), then please refer to "Breaking your Tenancy Agreement"
above and contact your Property Manager.

| Insurance |
The owner's
insurance does not cover loss or damage to your furniture,
effects or personal belongings. For your protection, we
encourage you to effect insurance cover on your contents and
personal effects.
|
Your tenancy and rent payments,
do not conclude until the keys to your property are returned to
our office or representative. You are responsible for the rent
until keys are returned. Prior written consent must be
obtained before the changing of any locks and a duplicate key must
be supplied to this office.
|
Only persons
included on the lease are allowed to reside at the property
permanently. If a new person wishes to occupy the property,
our office must be informed immediately and an application must be
completed and approved prior to occupation.
Bonds are not transferable without written permission.
|
The rental bond is
refunded only after the keys have been returned to our office
and an inspection has been carried out. To ensure your
bond is refunded without delay, we recommend you:

Do not
use blue tac or sticky tape substances to hang or place pictures
on walls as this can cause damage to paint. You may obtain
written permission for picture hooks from our office.

Ensure that the property is kept and
left clean
|
If you are having
difficulty in paying your rent, always contact us to discuss
the circumstances. If rent is overdue by fourteen (14) or more
days, a Notice of Termination of tenancy will be served.
|
Under the terms of
your Residential Tenancy Agreement/Lease, rent is payable in advance
weekly, fortnightly or monthly. Rent may be paid by any of the
following methods:

EFT (Electronic
Funds Transfer) - automatic or manual payments
-
Allocated Deposit Book - a deposit book
allowing you to make payments at any ANZ Bank.

Cheque or Money Order - mailed or delivered
to our office. Please write your name and address
on the back.

In person at Quartile Property Network's
Office. Weekdays 9am - 5pm.
|
Should any repairs
be required on your rental property, all requests must be in
writing. Please complete the Repair & Maintenance Request Form
(above) and forward to our office. Any repairs arranged by you
outside normal business hours will be at your cost unless it is
proven to be an emergency. All non-emergency repairs must
first be approved by the landlord/owner.
|
Rubbish must be placed in bins
provided. Rubbish placed in boxes or bags may not be
collected by the Council and may cause problems with mice,
cockroaches, etc.
|
Copies of the following documents
must be provided to Quartile Property Network, either with your
Application for Tenancy or, if applying online, within 24 hours of
your Application being received by this office.

It is your responsibility to
connect electricity, gas and telephone in your name and to finalise
accounts when you vacate.

Please note that as per Clauses 5.4
& 29 of the Residential Tenancy Agreement, (where separately
metered) you are responsible for payment for water used during the
term of your tenancy.
